Policies


 

RENTAL POLICIES

 

Minimum stay-There is a minimum stay of two nights on weekends and a minimum stay of three nights on holidays.Some single night reservations may be available on a limited basis. If rental is for Thursday/Friday or Saturday/Sunday, both nights will be charged the weekend rate.

 

Deposit, Cancellation, Early Departure,

Schedule Changes:Rental deposit of one half the total rental is required. If the reservation is cancelled 21 days or more before the first night, the rental deposit will be refunded, minus a $50.00 fee. If the reservation is cancelled less than 21 days before the first night reserved, the rental deposit will not be refunded.

 

If you leave prior to your scheduled departure date, you will be responsible for the rental for all dates originally reserved.If you make changes to the dates reserved within 21 days before the first night, you will be subject to loss of deposit if the cabin is not re-booked for the original dates reserved.

 

Damage Deposit:In addition to the rental deposit, there is a $200 damage deposit required.The damage deposit will be refunded after your stay, provided all guests have complied with these policies.

 

Extra Guests/Daytime visitorsAll guests, including daytime visitors, must be approved by managementin advanceand are subject to the $30 per day charge per person. When there are changes in the number of guests from when the reservation was made management must be notified so that the balance due can be adjusted accordingly. Any groups with more guests and/or visitors will lose their damage deposit and in addition will be charged $300 plus the total rent due including the extra persons.The maximum number of guests per cabin posted on our website will be strictly enforced, and any persons above that number will be required to leave the premises immediately.

 

Check-in Time:3:00 p.m.

Check-out Time:11:00 a.m.

 

Minimum Age:To rent a cabin, you must be 21 years of age or have a parent or guardian staying in the cabin with you.

 

Amenities:Occasionally appliances, hot tubs, fireplaces, etc…can malfunction. There will be NO REFUNDS OR DISCOUNTS due to any breakdown of appliances, hot tubs, heating/cooling systems, TVs, VCR/DVDs, fireplaces, satellite systems or other equipment. We will make our best efforts to obtain repairs as soon as possible, but we cannot guarantee how soon repairs will be made due to the limited number of repair technicians in our area. Further, there will be NO REFUNDS OR DISCOUNTS due to power outages of 12 hours duration or less. Gas fireplaces are not operational in the summer months.

 

Weather:There are no refunds for inclement weather.

 

Extra CleaningCharges:Extra cleaning charges will be incurred for:mud tracked in on the floors and carpets; dirty dishes; liquids that have been spilled but not been cleaned up; evidence that liquids of any kind have been on the ping pong table; any substance found on any of the walls; or any other problem that requires extra cleaning over and above normal wear and tear.

 

Critters:Please be aware that you are coming to stay in the middle of the woods.While we treat our cabins on a regular basis, you may nevertheless see insects and mice inside the cabin during your stay.There are no refunds for mice, spiders, wasps, or other critters, inside or outside, during your stay.

 

Smoking:Our cabins are 100% non-smoking.There will be a $500 charge if anyone smokes inside the cabin.You may smoke outside, but you must clean up your butts.If you do not, there will be a cleaning charge of $5.00 per butt.

 

Litter:Please do not leave any litter (including cigarette butts, cans, glass, etc.)There will be extra cleaning charges for any broken glass or other litter left in the fire rings.

Roads &Driveways:Most roads in our area are well maintained, but can be curvy and steep.All of our cabins have gravel driveways, and some are long and/or have steep grades.We plow, but because they are gravel the driveways may still be snow covered and icy.We recommend four-wheel drive whenever possible, especially during the winter. It is your responsibility to be able to get to and from your cabin; we do not pay towing fees if you get stuck.

Hunting, Fireworks,ATVs, Excessive

Noise:Absolutely no hunting, firecrackers, paintball, air guns, BB guns, etc. are permitted or may be used on our cabin properties.CCW permit holders are welcome, but no target shooting please. Likewise, NO ATVs may be used on our trails.Further, playing of loud music or any excessive noise outside is strictly prohibited.If any of these policies are violated, you will be required to immediately vacate the premises and all rent plus the damage deposit will be forfeited.
